What common areas do you clean?

We walk the building with you at the site visit and list the spaces to clean. Most strata plans cover these areas:

• Lobbies and entrances. Floors, entry glass and the front desk or mail area.
• Hallways. Vacuuming, mopping and wiping handles and switches.
• Stairwells. Steps, landings and railings.
• Elevators. Floors, walls, doors and buttons.
• Amenity rooms. Gyms, lounges and party rooms.
• Common washrooms. Cleaned, sanitized and restocked.

We bring cleaning supplies as needed and use eco-friendly products by default.

Who is responsible for strata common areas?

In BC, the strata corporation is. Section 72 of the Strata Property Act says "the strata corporation must repair and maintain common property and common assets" (source).

We give councils and property managers a set scope and schedule for the shared spaces. That way the cleaning part of the job runs without anyone on council chasing it.

How often do you clean a strata building?

You choose: daily, weekly or a custom schedule. A busy lobby and a quiet back stairwell do not need the same plan, so we set the visits for each space at the site visit.

We can clean after hours or overnight, and we are available 24/7. That keeps our crew out of the way of residents during busy times.

How do strata cleaning quotes work?

We do not post strata cleaning prices. Every quote comes from a free site visit.

Who will clean our building?

We send a crew of 2 to 5 cleaners, based on the size of the building. Every cleaner is background-checked. We carry liability insurance, we are bonded, and every team member is covered by WorkSafeBC. We can send proof of coverage for your strata's records.

We aim to send the same team on each visit, so they learn the building.

What contract terms do you offer?

You can sign month to month or for a longer term. Month to month gives a new council room to try us. A longer term suits a building that has set its budget for the year.

What should a strata council ask a cleaning company?

Before council signs, ask any cleaning company these questions:

• Can you send proof of liability insurance for our records?
• Is your team covered by WorkSafeBC? Council can confirm it with a clearance letter.
• Are your cleaners background-checked? They will be in our halls and amenity rooms.
• Who brings the supplies, and who restocks the common washrooms?
• Can we start month to month?

Do you clean after common area work?

Yes. If your building has had a hallway refit, a lobby update or other common area work, our post-construction cleaning handles the dust. That includes two passes of dust removal, vents and air return grilles, and a deep clean of the floors.
